Capital Hospitality Group is a private investment fund focused on international leisure assets. With roots back to 2001 and based in the Netherlands, the Group’s current interests are in hotels across Continental Europe, Asia and North America.

Capital Hospitality Group specialises in providing its shareholders with a tax efficient, leveraged property based hotel investment opportunity. The Group invests alongside a wide range of joint venture partners from around the world.

The Group targets hotel assets which are suitable for operation by internationally renowned hotel operators and seeks operators with whom it can work to maximize the full potential of its investment.

In order to maximize the returns for its investors, the Group seeks to acquire properties in a tax effective way and usually partly funds each acquisition with senior debt provided by major international financial institutions.

Capital Hospitality Group has a proven track record in achieving significant improvements in its portfolio valuations as a result of its active portfolio management and in delivering highly attractive IRRs for its investors.

Deal Criteria

Capital Hospitality Group targets leisure assets, specifically hotels, in prime locations that are suitable for operation by the international hotel operators.

A typical target acquisition would be:

Value	Circa $25 million and upwards.
Returns	Capable of delivering IRRs in the high teens plus.
Location	Likely to be situated in the UK, Continental Europe, The US or Asia.
Type	Hotel assets can be acquired with or without operators.
Condition	Hotel assets can be acquired needing significant redevelopment and refurbishment works.

Capital Hospitality Group has an extensive network of contacts with a wide range of joint venture partners and has access to significant levels of funding. We only use the highest quality advisers to ensure processes and procedures such as due diligence are as efficient and effective as possible.

Because of our structure, we are able to make decisions swiftly and as a privately owned business, we are able to make transactions discreetly, without the need to notify the market or any stock market, if required by the vendor.
